Managing Your B&B Reputation

managing-your-b-and-b-reputation

Managing your B&B reputation is more important than ever in this fast-paced world of easily accessed online information. Whether bed and breakfast innkeepers monitor it or not, people are talking about their inns. Do you know what others are saying about your bed and breakfast?  Do you look at reviews written by your previous guests? Conversation goes on whether or not you participate in it.  You can’t afford not to know what is being said about you and your inn!

According to Trip Advisor, 93% of people find reviews important when determining where they want to stay.  This is why receiving positive feedback from satisfied guests is so critical.  Every effort should be made to reduce negative reviews and improve the reputation and appeal of your place of lodging.

Online reputation management means monitoring and influencing the image of your property throughout the internet.  Places of hospitality should focus on review sites, social media, and search engine results.  People from all backgrounds and all over the world use the internet for online travel research before booking their accommodations.

Reputation management tips:

  • Monitor all feedback avenues regularly
  • Spend most of your time listening and paying attention
  • Read everything travelers are saying about your B&B on OTAs & review sites
  • Set up a Google Alert for the name of your B&B and other relevant keywords
  • Communicate why people should recommend your brand vs. your competitors
  • Know what messages about your brand you want guests to share
  • Provide plenty of opportunities for guest feedback during their stay
  • Answer all questions in a timely manner
  • Respond with an open mind to comments
  • Engage with sincerity and authenticity
  • Take all precautions to prevent negative events from occurring

Owning a hospitality business means you need to actively protect your image.  In the event that your reputation management escalates to crisis management, ignoring negative guest comments does not make them go away. Here are many things you can actively do to protect your hospitality brand.

  • Identify the naysayers and respond promptly
  • Make the appropriate apologies and explanations
  • Seek to positively solve their problem
  • Isolate them so the conversation becomes more personal, but far less public
  • Talk in a one-on-one private discussion to find the solution to their problem
  • For every zealot trying to hurt you, your loyal guests are ready to defend you
  • Consumers will generally “shout down” detractors who are way off base
  • Reputation terrorists often base their arguments on feelings vs. facts
  • Have an escalation plan in place for excessive bashing in multiple forums
  • Pick your battles and tactfully respond to criticism
  • Always take the high road

Gathering a lot of mostly positive feedback will increase your visibility because guest reviews will be distributed efficiently on social media as well as booking platforms. At the same time, you can avoid high provision fees by getting people to use your website and your booking engine.  A high rating means your reputation is on a good level, automatically driving demand for your B&B and creating more revenue for you and your employees.

The key is to be attentive and responsive to guests in person, on the phone with callers, and online with those asking questions or making comments.  If you do not have a blog already, considering adding one so that people can get to know the details about you, your inn, and your local area.  Managing your B&B reputation is critical to the success of your bed and breakfast.

NC Bed and Breakfast Inns

NCBBI logo

NC Bed and Breakfast Inns Association was established in 1985.  For thirty years, they have been dedicated to serving those traveling to North Carolina.  This non-profit, statewide organization recognized the need for an association to ensure high standards in safety, housekeeping, food service, comfort, and hospitality for all member inns.  This allows the traveling public to have confidence in their B&B lodging.

NCBBI is the first state association in the United States to require rigorous inspections as a condition of membership.  To maintain these standards, NCBBI re-inspects member inns every two years.  There are many benefits to bed and breakfast membership in the NCBBI association:

  • Networking, educational, and marketing opportunities
  • Remain knowledgeable and up-to-date about meeting the needs of travelers
  • Keep up with the latest requirements for state and local laws and standards
  • Show potential guests that they can expect a higher level of service
  • The prestige and credibility of passing their rigorous inspection
  • Regular blog and social media activity
  • Their printed travel planners found at welcome centers, tourism attractions, visitor bureaus & chambers of commerce throughout North Carolina
  • Quarterly newsletters and monthly emails with important industry-related news, alerts, opportunities, reminders, and updates

From East to West, North Carolina measures 580 miles. That is more than a day’s drive, so NCBBI encourages guests to stay in more than one region as they travel around our gorgeous state. Based on the topography of North Carolina, the association has assigned three different regions.

  • Coastal Region: to find the perfect B&B in the Coast, near the Atlantic Ocean, beautiful beaches, birding, water sports, boating and summer fun.
  • Piedmont Region: to find the perfect B&B in the middle Piedmont region, where you’ll find dynamic growing cities, wineries, universities, golf, lakes and rivers.
  • Mountain Region: to find the perfect B&B in the Western Mountains region, home to the beautiful Smoky Mountains, the Blue Ridge parkway, the Biltmore Estate, waterfalls, hiking and fall foliage.

The North Carolina Bed and Breakfast Inns Association features specials and packages from member inns on their website.  The specials include for military, veterans, and emergency workers (like police, fire and EMS) as well as last minute guests.  Innkeepers also offer creative packages so guests can relax and enjoy their stay:

From their website, The North Carolina Bed and Breakfast Inns Association offer its online visitors an opportunity to purchase their NCBBI cookbook so they can sample the best of North Carolina cooking with their collection of bed and breakfast and inn recipes. In addition to the cookbook, give the gift of memories by purchasing lodging gift certificates (available in $50 increments) that may be used at any NCBBI member B&B.  An NCBBI gift certificate is a thoughtful way to say “thank you” or to surprise someone special. They are also great gifts for special occasions like anniversaries, honeymoons, birthdays, and retirements.

The NCBBI website lists North Carolina events (searching either by name, type of event, event date, or venue).   They also provide a way to search for local North Carolina attractions by its name, location and type of attraction, or by a specific local area (within a designated amount of miles).

Bed and Breakfast Blogging has even featured some of the NCBBI inns on this blog:

If your bed and breakfast is located in another state, we have a link to other state bed and breakfast associations.  Together you can promote all the wonderful things that your state has to offer its visitors.  You can educate potential guests about everything that comes included when they stay at a bed and breakfast.  You will also have a network of innkeepers with which to ask questions and refer each other business when your own inns are full.  Those are just some of the many reasons why it is important to belong to a bed and breakfast association.

What Should My Inn Blog About?

what-should-my-inn-blog-about

What should my inn blog about, you ask?  Since each inn is unique, your blog should give readers a better understanding of your particular bed and breakfast.

Is your location a relaxed beach setting, a scenic mountain location, a rural country farm, a contemporary urban inn, or something else entirely?  Entice your website visitors to stay at your bed and breakfast.  Pictures are a very visual way to attract vacationers.

Why do people visit your local area?  What local leisure activities can guests participate in?  Does your area have any local tourist attractions?  Blogging about this will give you fresh content and keywords for search engine optimization.  Moreover, knowing this information helps you target different types of guests:

Do you offer any special packages or retreats?

How does your inn serve breakfast?  Some B&B inns have their own restaurant.  Some bring breakfast to your room on a tray while others have a common dining area for guests.  At some bed and breakfasts, guests can choose from a menu what they would like to have while at others everyone the same delicious gourmet cooking.

Be sure to ask guests if they have special dietary needs.  Your blog can feature pictures of your breakfasts as well as recipes of guests’ favorite dishes.

What kind of amenities can your guests enjoy?

Potential guests also like to know more about the owners, innkeepers, and staff members of bed and breakfasts.  Be sure to put their pictures on your website including their name, a couple sentences about what they do, and what they recommend guests try when they visit.  You could even feature staff members that receive a lot of compliments from your guest feedback.

Be sure to tell guests what you, as an innkeeper, love the most.  Let them know that you will be attentive to their needs, but also give them the privacy they desire.  If you have a historic bed and breakfast, be sure to share your inn’s history.

Do you have any accreditations or affiliations?  Membership in a bed and breakfast association and/or having received a certain award or level of distinction will set you apart from other bed and breakfasts.

Do you have your own bed and breakfast shop?

How does your inn celebrate the seasons?

  • Spring
  • Summer
  • Fall
  • Winter

How does your inn celebrate holidays?

You can even write about remodeled or redecorated rooms.  Improvements to your inn are worth talking about.  Previous guests may want to return based on your description of the new changes.

Do you offer any incentives for frequent stays and/or referrals?  Reward your guests for returning and recommending your B&B to friends. On the topic of frequency, be sure to have a frequently asked questions section on your website.

Let guests know how to connect with your bed and breakfast on other social media websites. Have a presence on one or more of the following websites can make a big difference in your visibility online.

When you share your blog on social media, this lets people know more about you and your bed and breakfast inn.  Give website visitors an “inn-side” look at your B&B from behind the scenes.  Having a blog and being active on social media is a great way to draw more attention to your website.

Don’t have the time or desire to write a blog or stay active on social media?  Let Kristi Dement and her team at Bed and Breakfast Blogging do all the hard work for you.  Her clients see results with consistently booked rooms.

Bed and Breakfast Curb Appeal

bed-and-breakfast-curb-appeal

Have you seen that HGTV Channel show called Curb Appeal?  That informative show is full of tips on how to attract people to want to come inside your home.  It is about becoming the best looking house in your neighborhood.  As a bed and breakfast owner, your goal is to look so appealing from the curb, that those passing by will want to book a stay.

The last thing you want is for people to visit your website that shows your bed and breakfast looking at its best, only for them be sadly disappointed when they visit and see that it has not been well maintained.  This is why first impressions are very important.

Useful Curb Appeal Questions

  • Do I have an attractive sign displaying the name of my bed and breakfast?  Well made signs can attract the attention of others from the road.
  • Does my home look inviting?  You want it to look loved and cared for, just as you will do for your guests in showing them hospitality.
  • Is there a clear path to my front door?  Guests should not be confused about the main entrance to your bed and breakfast.
  • Does my front door look welcoming?  You may need to refinish it and add a coat of fresh paint.  You may want to feature seasonal wreaths on it. Some even inns have front doors with stained glass.
  • Is there an outdoor focal point that tells guests where to look first?  This could be a fountain, bench, walkway, tree, or anything else attractive.
  • Do I have an attractive way to distinguish the boundaries of my property from that of my neighbors?  This could be fencing with landscaping inside your yard.  Or it could be trimmed hedges that add an attractive border.
  • Is my lawn well-manicured?  The key is to consistently mow and fertilize so that it is easy to maintain and you have the greenest turf on your street.  If your yard needs to be revitalized, talk to some local lawn care companies.
  • Do my windows sparkle and shine?  Make sure that windows are clean.  If they need replacing, go green with energy efficient windows.
  • Do I need to have anything repaired? This means looking at things like your roofing, gutters, decks, and siding.  Make sure that nothing is rotted.  Have regular pest inspections performed.
  • Are my driveways and walkways safe, clean, and attractive?  This could mean power-washing, repairing brick as well as repairing stonework and concrete.
  • Do I have any dead or diseased plants or trees that need removing?    Trim shrubs, prune overgrown plants, and remove dead trees and their stumps.
  • Do I have a variety of evergreens and flowering shrubs?  Group plants by height and layer the groups for visual interest.  You can also vary the colors and textures.
  • Is there something that sets my yard apart from others?  This could be a gazebo, a pond, a fountain, statues, porches, and swings.
  • Do I have plants in pots or urns in eye-catching places like near steps and walkways?  Some people prefer a symmetrical look at the front door with the same thing on each side of the front door.
  • Do I have a garden of some kind for guests to enjoy?  This could be a flower garden, rock garden, or a vegetable garden. You can even grow your own spices to flavor your meals.
  • Do I have a plan for irrigation?  Depending upon your climate, ideally you have sprinklers for hot and dry times of the year.
  • Is everything that is painted on my property look clean and bright?  You never want guests to see cracked or peeling paint.  It is amazing what a fresh coat of paint can do to revive the look of something.
  • At night, will my guests be able to see when they return to my bed and breakfast?  There should be enough outdoor lighting that it is safe and attractive for guests to come back to your inn.  Any paths they should walk should be well lit.

It is important that your property gives them a great first impression and sets your guests at ease that they made the right choice to stay at your bed and breakfast.  Help them feel sure of their decision from the very moment they see your property.

Bed and Breakfasts in December

The Queen Victoria at Christmas - Cape May, New Jersey. Bed and Breakfast Inn

The Queen Victoria in Cape May, NJ during Christmas time

Bed and breakfasts, in December, can put on a spectacular display of holiday cheer. This is the best time of year to decorate your B&B. There are so many creative and festive ways to do so. The Queen Victoria in Cape May, New Jersey has exquisite outdoor Christmas lights! I love how they outlined their bed and breakfast to highlight that their inn has three floors and they hung lit garland with red bows on the fence all the way around their property.

#Holidays | A winter welcome at Another Second Penny Inn, Stonington, CT. #bedandbreakfast #travel

Decorative Doorway at Another Second Penny Inn of Stonington, CT

Another Second Penny Inn hung garland and put up a wreath with a red bow on their reflective glass door. The snow falling in Connecticut just adds to the bed and breakfast’s winter look.  They are located on a leafy, scenic road just 3 miles from Mystic and 2 miles north of Stonington Borough.

Their 1710 New England home offers friendly, romantic, and spacious accommodations for their bed and breakfast visitors. Winner of the Best Breakfast in New England, owners Jim and Sandra Wright, offer deluxe five course breakfasts on weekends and holidays and delicious Continental Breakfasts on the other mornings.

Curious about how this inn got its name? They offer this Ancient Persian saying to explain, “If you have two pennies, with the first, buy bread for your stomach and with the second, buy hyacinths for your soul.”

You Can Do Pinterest

you-can-do-Pinterest

You can do Pinterest!  As promised when I started our series of blog posts on using Pinterest, I will share with you some of my Pinterest boards and how I organized them.  This is for you to get some inspiration when you pin on your boards!  It gets exciting when you grow more followers. You can see which pins get repinned the most.

Of course, food is a big deal for a bed and breakfast so I have more than one board for food.  Perhaps I will have enough pins to have a separate board for eggs (including omelets and frittatas).  I did have enough pins to have separate boards for crepes, French toast, pancakes, and waffles–even desserts!  Currently, I have the following boards:

Bed and Breakfast Cooking

Bed and Breakfast Crepes

Bed and Breakfast French Toast

Bed and Breakfast Pancakes

Bed and Breakfast Waffles

Bed and Breakfast Desserts

I also have a board for cookbooks and for other books, including fiction related to bed and breakfasts and nonfiction about running bed and breakfasts.

B&B  Cookbooks

Bed and Breakfast Books

Then I have few boards featuring bed and breakfast in the United States, bed and breakfasts in the world, and award-winning bed and breakfasts.

Bed and Breakfasts USA

Bed and Breakfasts World

B&B Award Winners

In case you are wondering why sometimes I spell out Bed and Breakfast and sometimes I shorten the name of the board to say “B&B”–it is so that the name of the whole board fits on the screen.  Otherwise, if the name you give your board is too long, it will show a … after it to show that there are more letters, but not enough room.  To me, it makes sense to name my boards short enough so that everyone can read its entire title.

I also name my boards with titles that are appropriate. For example, if it is a specific area of the house, I include that in the name of the board.

Bed and Breakfast Bathrooms

Bed and Breakfast Bedrooms

Bed and Breakfast Dining

Bed and Breakfast Kitchens

I also feature less thought of areas that can really look special in a bed and breakfast.

Bed and Breakfast Stairs

Bed and Breakfast Fireplaces

Bed and Breakfast Lights

B&B Stained Glass

Since so much of the visual appeal for a bed and breakfast comes from its outside, I put together the following boards:

Bed and Breakfast Entrances

Bed and Breakfast Porches

Bed and Breakfast Gazebos

Bed and Breakfast Gardening

There are some bed and breakfasts that specialize in an area.  They could offer weddings, be located on a farm, have a spa, and/or a restaurant.

Bed and Breakfast Weddings

Bed and Breakfast Farms

Bed and Breakfast Spas

B&B Restaurants

Some bed and breakfasts are unique because they are located in a registered historic home or even located in a lovely castle!

B&B’s with History

Bed and Breakfast Castles

Because of what services I provide, I have a board for social media and one specifically for Pinterest.

B&B Social Media Success

Promote with Pinterest

Of course, I have not listed every board I have nor do you need to have the same boards as me.  It is really deciding what you think visitors would like best about your bed and breakfast and featuring those in pins as well as pinning other B&B’s from non-competing parts of the country or those of your innkeeper friends and fellow association members.

Be sure to use the name of your bed and breakfast (or a shortened version of it) on your boards and in your pins as often as possible. This is key so when your pins get repinned they will know it was from your bed and breakfast.

What do guests say they like about your B&B?  Start with that.  You can also offer tips such as home organization, kitchen gadgets, decorating advice, etc.  The sky is the limit. Whatever your strengths are as an innkeeper (ex: cooking, decorating, gardening, etc.) you can feature that in your pins.

You truly are free to make it what you want it to be!  Once you get started, you may not realize how fast the time goes by!  So starting pinning so you will be winning more business!

Pinning Means Winning!

pinning-means-winning

With more than 25 billion pins to explore, you are sure to come up with exciting boards to showcase your bed and breakfast. Pinning means winning! You just click on the plus sign (+) to the left of your user name to create a new board. They will give you the following three options:

  • Upload a pin (you are adding your own image)
  • Add from a website (add pins from another website)
  • Create a board (each board represents a new category of pictures)

When you create a board, they ask you to:

  • Name the board (use keywords or a memorable name that makes sense)
  • Description (description of the kind of pictures on your board so visitors know what to expect)
  • Category of your board (such as Travel or Food and Drink)
  • Gives you the option to add a map (don’t have to do this with each board)
  • Keep it secret? (it you are not ready to unveil your masterpiece)

Each pin goes on a pinboard.  Viewers can like, repin, or comment on your pin.  This is where you can market your bed and breakfast. Even if you don’t have a lot your own pins, you can creatively pin other people’s pins onto memorable boards.  It does not take long to get attention.

I will share with you some of my Pinterest boards in the next series of blog posts.  Till then, just get started–you will be so glad you did!  Getting noticed is exciting–winning more business even more exciting!!
