Steps:

  • Do not put the words “link request” in the email subject line
  • Start the e-mail off addressing the website owner by name

  • Follow any link request instructions they give

Professional Associations

Do you belong to a professional association?  Many inns and bed and breakfasts are members of professional associations. There are international, national, regional, and local associations, all of which provide services to both their members and the travelling public. Many require their members to meet specific standards of quality, while others simply require a lodging establishment to pay dues. These associations also facilitate marketing of the individual B&Bs and provide a stamp of approval that the business in question is reputable.

While various local governments have regulations and inspect lodging establishments for health and safety issues, membership in a state or national bed and breakfast association can indicate a higher standard of hospitality. Associations sometimes review their members’ properties and tend to have additional standards of care.  Associations may offer informative conferences.

In the US for example, each state has an innkeeping association (usually non-profit) that exists to promote the industry and tourism. Within those state associations, many city and regional bed and breakfast associations can be found. Many state, city and regional associations, have inspection criteria that often exceed government requirements for safety and cleanliness.  We have talked about organizations like AAA, the Better Business Bureau, and the Professional Association of Innkeepers International in previous blog posts.  People find comfort in staying at places that have earned high ratings.  Think about your B&B’s marketing strategy.

Are You Media Friendly?

Why not make it easy for a journalist or reporter to do a story on your bed and breakfast? Have a press kit on your website.  Consider asking, “Are you a journalist working on a story about inns or bed and breakfasts? We would love to help you with your story or article.”

The press kit can include:

  • Media contact‘s name, phone number, e-mail address (owner, innkeeper, public relations person for your B&B)
  • The history of the bed and breakfast: location, year it was built, original owners, type of architecture, date it became a bed and breakfast, etc.
  • Information about the innkeepers/owners: where they are originally from, their career history, their hobbies, pets, kids, etc.
  • Awards you and your B&B have received: from bed and breakfast associations, cooking contests won, your AAA rating, your Better Business Bureau grade, etc.
  • Press coverage: list of and link to articles in newspapers, magazines, online attention
  • High resolution photos of the inside including the rooms as well as the outside of the bed and breakfast as well as the best breakfasts and other food you serve
  • Map of area and nearby attractions
  • Videos made about your B&B or ones that you have had filmed to promote your bed and breakfast
  • Amenities: private hot tub, fireplace, library, spa, garden, etc.
  • Current promotions: such as special packages and upcoming events like weddings
  • Online guest reviews: share positive guest testimonials
  • Your blog

Anything that you think will enhance your reputation as providing exceptional hospitality, this is your opportunity make it accessible for the press to report on it.  Even curious potential guests will be impressed by it when they see it.

If you do not mind members of the press coming to your bed and breakfast to interview you and/or make a video, then be sure to state that on-site tours can be arranged.  There is nothing better than free publicity!

Is Your B&B Green?

Would you like to know a way to possibly reduce your costs and be environmentally friendly? A “green” bed and breakfast has the goal of promoting the sustainability of the earth’s natural resources.

There are four main areas of green initiatives:

  • energy efficiency
  • conservation of water and other natural resources
  • waste reduction
  • education

Some practical applications of this include:

  • encouraging guests to re-use their towels and linens
  • using soap dispensers instead of individually wrapped bars of soap
  • low-flow shower heads and toilets
  • using green cleaning supplies with safe cleaning agents
  • replacing incandescent light bulbs with compact flourescent light bulbs
  • re-insulating your bed and breakfast
  • installing solar panels on the roof
  • having an energy efficient furnace
  • installing a rainwater collection system to redirect the water to your inn’s garden
  • composting everything possible
  • recycling and purchasing recycled products

You can proclaim your inn’s commitment to protecting the environment by implementing these practices.  In the long run, this could save you money with lower energy bills.  If you belong to a state bed and breakfast association, they may be able to endorse you as a green bed and breakfast if someone evaluates your green practices.  You can promote to your guests that you are a green bed and breakfast.

When You Need to Unwind…

We all have had days where we just need to unwind.  For the bed and breakfast owner, it could be any of the following situations:

  • An unexpected expense (anything from needing a new roof to a new refrigerator)
  • Guests (most are great, but a few can be hard to deal with)
  • No time to yourself (you are always attending to everyone and everything else)
  • Not enough bookings (not earning enough)

Possible Solutions:

  • Fix repairs yourself or barter your rooms in exchange for something you need
  • Stick to your bed and breakfast policies even if it means turning away business
  • Hire an additional employee (housekeeper, chef, etc.) at your B&B
  • Hire inn-sitters or interim innkeepers
  • Add a blog with fresh content to bring more visitors to your website
  • Pay to be listed in popular bed and breakfast directories

There are always steps you can take to make the bed and breakfast way of life easier for you, the innkeeper.  Don’t forget about reaching out to your community and making affiliations with a local florists, restaurants, spas, chambers of commerce, and so on. Remember too that there are bed and breakfast associations in which you can become members.  The more interaction with other people, the more likely you will have success!

BBB Accreditation Standards

BBB Logo

Do you know what BBB accreditation means to your bed and breakfast?  Better Business Bureau Accreditation is an honor – and not every business is eligible. Businesses that meet their high standards are invited to join BBB. Businesses deemed to meet Accreditation Standards are presented to the BBB’s Board for review and acceptance as a BBB Accredited Business.

BBB ensures that high standards for trust are set and maintained. They exist so consumers and businesses alike have an unbiased source to guide them on matters of trust. BBB provides educational information and expert advice that is free of charge and easily accessible.

BBB sees trust as a function of two primary factors – integrity and performance. Integrity includes respect, ethics and intent. Performance speaks to a business’s track record of delivering results in accordance with BBB standards and/or addressing customer concerns in a timely, satisfactory manner.

The BBB Code of Business Practices represents sound advertising, selling and customer service practices that enhance customer trust and confidence in business. The Code is built on the BBB Standards for Trust, eight principles that summarize important elements of creating and maintaining trust in business.

1. Build Trust
Establish and maintain a positive track record in the marketplace.

2. Advertise Honestly
Adhere to established standards of advertising and selling.

3. Tell the Truth
Honestly represent products and services, including clear and adequate disclosures of all material terms.

4. Be Transparent
Openly identify the nature, location, and ownership of the business, and clearly disclose all policies, guarantees and procedures that bear on a customer’s decision to buy.

5. Honor Promises
Abide by all written agreements and verbal representations.

6. Be Responsive
Address marketplace disputes quickly, professionally, and in
good faith.

7. Safeguard Privacy
Protect any data collected against mishandling and fraud, collect personal information only as needed, and respect the preferences of customers regarding the use of their
information.

8. Embody Integrity
Approach all business dealings, marketplace transactions and
commitments with integrity.

Each bed and breakfast, whether BBB accredited or not, has a rating. The BBB letter grade is based on BBB file information about the business. In some cases, your grade may be lowered if the BBB does not have sufficient information about your bed and breakfast despite their requests for the information.

BBB assigns letter grades from A+ (highest) to F (lowest). In some cases, BBB will not grade your business (indicated by an NR, or “No Rating”) for reasons that include insufficient information about a business or ongoing review/update of your business’ file.

BBB Business Reviews generally explain the most significant factors that raised or lowered a business’ grade.  BBB grades are not a guarantee of a business’ reliability or performance, and BBB recommends that consumers consider a business’ grade in addition to all other available information about the business grading elements.

BBB grades are based on information in BBB files with respect to the following factors:

1. Business’ complaint history with BBB.

2. Type of business.

3. Time in business.

4. Background information on business in BBB files.

5. Failure to honor commitments to BBB.

6. Licensing and government actions known to BBB.

7. Advertising issues known to BBB.

Bed and breakfast owners, if you are unsure if you have a BBB grade, look up your own name in the BBB directory to see what your file says.  If there are any unresolved complaints, you can contact your local BBB to resolve any issues.  It is best to be on good terms with the BBB.  People do consider a business’ BBB grade.  You can apply for membership by contacting the nearest BBB location if you are not already a member.

Online Guest Book

Romantic gestbook Royalty Free Stock PhotographyTestimonial - Dictionary Series Royalty Free Stock PhotoGive Us Your Feedback Arrow Words Comments Opinions Reviews Stock Photos

You may already have a guest book in each room of your bed and breakfast for guests to make their comments, but did you ever think of putting their written praises on your website in an “online guest book page”?  Of course, you will need to get their permission in order to use their comment and please respect their wishes if they prefer you not give their full name or specific city when you quote them in a testimonial.

Website visitors will gain insight from what previous guests have said about their experience staying at your bed and breakfast. Some bed and breakfasts already have a web page devoted entirely to feedback they have received.

Your guests may think of reasons that you did not even think of as to why they liked staying at your bed and breakfast! It does not get any better than putting unsolicited positive feedback on your website so potential guests can feel good about booking one of your rooms because they heard recommendations directly from actual guests who have stayed with you!

Trip Advisor Certificate of Excellence

TripAdvisor®, one of the world’s largest travel sites, offers trusted advice from real travelers on a wide variety of travel choices (including bed and breakfasts). TripAdvisor branded sites make up the largest travel community in the world, with more than 200 million unique monthly visitors and over 100 million reviews and opinions covering more than 2.5 million accommodations, restaurants and attractions.

Trip Advisor also awards hospitality excellence only to establishments that consistently achieve outstanding traveler reviews on TripAdvisor. Stephen Kaufer, president and CEO, TripAdvisor said, “The Certificate of Excellence award provides top performing establishments the recognition they deserve, based on feedback from those who matter most – their customers.”

Winning bed and breakfasts can showcase their success a number of ways, including displaying the Certificate of Excellence they receive, uploading the award to their own website, or by promoting the achievement to local media with a press release. Last year’s winners promoted their award to great advantage through social media, highlighted their success on Twitter and on their business’s Facebook page, as well as notified past guests and customers of their win, thereby encouraging repeat visits!

TripAdvisor provides access to promotional services and tips for successful PR campaigns through the Management Center. To qualify for the Certificate of Excellence, businesses must maintain an overall rating of four or higher, out of a possible five, as reviewed by travelers on TripAdvisor. Additional criteria include the volume of reviews received within the last 12 months.

If your bed and breakfast earns awards, Bed and Breakfast Blogging, can write about it in a blog for your website. Awards of this caliber make a great impression on potential guests and make great content for your website!
