Why Bed and Breakfast Gazebos Are So Popular

As bed and breakfast owners, you know it is the little things that make a big difference.  Did you know that just by adding a gazebo to your property, you are making it more appealing to potential guests? Attractive landscaping, including bed and breakfast gazebos, enhances the look for your bed and breakfast.

 

 

A gazebo is sometimes octagonal (or tent shaped) and can be free standing or attached to a garden wall.  It is typically built with wood and has standard roofing materials.  It can be open on all sides or have netting to keep out bugs. Bed and breakfast gazebos are popular because they have a variety of styles and can serve a variety of purposes:

  • A quiet place to enjoy the view outdoors
  • Host meals, parties, and small musical performances
  • Meditation, prayer, or spiritual place
  • Ornamental feature in landscaped lawns
  • Provides shade (even for a hot tub)
  • Shelter from rain
  • In weddings, it is used for exchanging vows and cutting the cake

If you have one, do you feature your gazebo with landscaping around it? Do you use it for outdoor events?  If you do not have a gazebo, is there room for one and, if so, do you know how you would like for it to be used?

You do not have to be a professional builder in order to build a gazebo yourself. They can also be purchased from home improvement stores like Lowe’s and Home Depot.

However, before constructing or adding a gazebo to your property, you need to make sure you are abiding by zoning laws and community regulations. There could be height restrictions, allowable lot coverage (rules about the percentage of your property with a building on it), and restricted areas (used for utilities, emergency access, and your property line).

Furthermore, if you must abide by the rules of a homeowners association, you will need to understand their guidelines concerning things like style, height, and material used. In this case, it is much better to seek permission before adding a gazebo than to find out that you are in violation of a law or rule and you will need to make (what could be expensive) changes.

You can feature pictures of your gazebo on your website. You can also talk about its addition and/or construction in a new blog post and in social media.

As soon as we met Owners and Innkeepers Ken and Kelli Todtenhagen, we felt very welcome at The Yellow House in Waynesville, North Carolina. We were in town to tour Western Carolina University in nearby Cullowhee.

We stayed in the Rockwell Suite (pictured above), named in honor of the famous 20th-century American author and prolific artist Norman Rockwell, who produced more than 4,000 works in his lifetime.  Rockwell is most famous for the color illustrations of everyday life he created for the Saturday Evening Post for nearly five decades.

In the suite, some of Mr. Rockwell’s pictures are on the walls and there are art supplies (including sketch pads and adult coloring books) available for guests who like to draw.  Ken and Kelli are amazed at some of their talented guests who have left pictures for them.

Do You Know What Makes Your Inn Stand Out?

What makes your inn stand out? Does it have a great view like the picture above?  It is critical to know what makes your bed and breakfast different from the others in your area. What types of guests do you attract?

 

Be sure to promote your unique features to potential guests on your website, on social media, in blog posts, and in the directories you are listed in.  Are you the #1 rated bed and breakfast in your area? Have you won a bed and breakfast recipe contest?  Are you one of the sponsors of an upcoming local event?

There are many things that you are already doing or could start doing that could attract the right kind of guests you are looking for.  It may have to do with what is in your local area, what types of amenities your B&B has, the policies upon which you run your business, or your attentive concierge services and warm hospitality.

Here is a list of ways to stand out:

  • Beach or waterfront property?  Ask your guests to share their photos online. Alternatively, ask the public to share their best pictures of relaxing in the sun to enter a photo contest to win a gift certificate to stay at your inn.
  • Eco-friendly bed and breakfasts can have a page on their website devoted to their environmentally safe practices and awards.
  • Game rooms?  With their permission, share photos of guests playing your games (ex: air hockey, chess, horseshoes, Scrabble, etc.).
  • Gift shop? Offer guests attractive items to purchase with your logo on them (such as decorative soaps, coffee mugs, aprons, and maybe even your own cookbook) so they are reminded of your inn every time they see or use the items.
  • Gourmet breakfasts so delicious they prompt guests to write great reviews about your inn.  Ask those who rave about your food to post on online review.
  • Handicap-accessible inns can show their ramps, bathrooms, ground floor rooms, and (if applicable) their elevators.  With guest permission, share pictures of trained guide dogs who have visited your inn.
  • Historical inn and/or unique antiques? Share photos and stories of the original family members that lived at your historic inn.  Share photos of the gorgeous antiques safely displayed throughout your inn.
  • Kid friendly?  Show pictures of rooms or suites that are suitable for families.  Write blog posts about local family attractions.
  • Library? Attract more guests by sharing pictures of your library and by featuring a local author who will be speaking at an event (in or around) your bed and breakfast.
  • Luxurious amenities (such as a pool, hot tub, or spa) should be featured on your website and in your social media.
  • Mountain inns can share photos of majestic views as well as promote local activities such as hiking, skiing, and zip-lining.
  • Mysteries? If you host murder mysteries, share pictures of your event (such as your guests dressed in costumes) on your website, blog, and social media.
  • Packages? Feature tickets to popular local attractions (such as a theater or amusement park) and/or gift certificates to local fine dining restaurants.
  • Patriotic bed and breakfasts can display their country’s flag and offer a discount to those on active military duty and to veterans.
  • Pet-friendly bed and breakfasts can show pictures of pets at their property and take about their pet policies (including where pets are allowed to go).
  • Restaurant? Bed and breakfast inns with their own restaurant can feature photos of seasonal events (like Thanksgiving Day) as well as social events (like private parties). Regularly blog about popular signature dishes or feature the chefs and write about their culinary training and experience.
  • Retreats hosted at your inn?  Notify the media.  This is especially important if the person speaking at the retreat is famous or notable in their field.
  • Settings that are breathtaking, peaceful, and gorgeous should be shown in pictures to attract more guests.
  • Tea time? Whether you have a dedicated tea room open to the public or specific tea times only for your guests, promote tea time with pictures of your tea table settings and food as well as guest events like social hours or book clubs.
  • Vegan or vegetarian bed and breakfasts can show pictures of delicious, hearty looking meals that are (surprisingly) within those diet restrictions.
  • Weddings at your inn?  Display pictures of places where the ceremony and reception can be held on the property.  With permission, share pictures of happy couples and of related events like vow renewals and elopements.
  • Wine tastings? Whether you own the winery or offer a package for your guests to tour local wineries, describe the experiences that guests will have as well as share photos (with permission) of guests touring vineyards.  If transportation is provided during tours, be sure to mention that as well.
  • Yoga is a great way for your guests to become stronger and more relaxed.  If you regularly offer yoga on site to your guests, be sure to share that on your website, in blog posts, and in photos on your social media.

Share your excellent ratings, reviews, and status.  This is not the time to be modest since your inn is your livelihood.  Link to your Trip Advisor rating, share guest reviews, and proudly put on your website if you belong to Select Registry, a bed and breakfast association, and other elite groups.

Bed and Breakfast Blogging previously focused on Cedar Cove, a Hallmark TV show starring Andie MacDowell, that has a fictional bed and breakfast called The Thyme and Tide.  Did you know that Andie was also in a big screen movie with scenes from a bed and breakfast? The name of this classic comedy was Groundhog Day.

The movie co-starred Bill Murray who played the role of weatherman Phil Connors who goes to Punxsutawney, Pennsylvania, to cover the annual Groundhog Day Festival. In reality, the movie was filmed an hour northwest of Chicago in the town of Woodstock, Illinois on 344 Fremont Street.

Bill Murray’s weatherman character, Phil, kept waking up to repeat the same day morning after morning in a bed and breakfast.

In the movie, at first his character Phil does not like his producer, Rita (played by Andie MacDowell), but he falls in love with her as he gets to know her.  It is reported that, while they were acting, Andie thought Bill Murray was so funny that she could not stop laughing during the filming of several of their scenes.

The name of the B&B in the Groundhog Day movie is the “Cherry Street Inn. Interestingly enough, the home was not a bed and breakfast during the time the movie was made. The movie producers built the interior set on a sound stage in a nearby warehouse. Just steps from the bed and breakfast, Woodstock Square was also used as a setting in the film. Filming took place for about a month in 1992 and the movie was in theaters in 1993.

The most recent owners of the property, Everton G. Martin and Karla Stewart-Martin, grew up in Milwaukee, Wisconsin, moved around the country (since Everton was active duty Navy), moved back to Milwaukee when he got out of the military, raised their kids there and decided while planning for early retirement that they would like to move to a warmer climate. After looking in several states, they heard about the house here in Woodstock.

The house visually was what Karla and Everton were looking for (a historic home with lots of character, wraparound porch, pillars, beautiful perennial gardens, etc). It had been sitting empty for over two years when they came to see it.  They decided it was the perfect venue for a bed & breakfast.  The Martins purchased the property in March 2008 and opened for business June 1, 2010. They are still open and operating the profitable Bed & Breakfast.

Karla recalls receiving many suggestions about what to name their B&B.  They ranged from renaming it “Cherry Street Inn” (its name in the movie) to “Groundhog Day Bed and Breakfast” and more. When the Martins bought the house, it was about 114 years old and they were determined to restore it to the regal, stately home it once was by giving it lots of TLC. Karla and Everton wanted to broaden their guest base to include those who had never seen the movie, but loved restoration of old homes and to those who love the B&B experience.

They named their place the Royal Victorian Manor Bed and Breakfast. They added the subtitle “Groundhog Day” to their signage and advertising. Karla and Everton think it is amazing that fans of the movie only see “Groundhog Day” Bed & Breakfast in their signage and those that have not seen the movie see “Royal Victorian Manor Bed & Breakfast.” From their website, it says that the inn “evolved to offer the perfect combination of modern amenities while maintaining its original majestic qualities.”

Renovations were extensive, and their first concern converting the house to a bed & breakfast without compromising the character of this historic home. Karla and Everton initially started with the landscaping on the outside. The fence on the front of the property that you see in the movie was gone. The arch was left but was in disrepair. They installed a new fence and arch, moved some trees around and manicured the perennial beds and added some interesting areas in the gardens.

Inside the house, they overhauled the electrical and plumbing, updated the HVAC (added air conditioning), gutted and updated the kitchen, parlor and dining room, added bathrooms so that the five bedrooms have en suites. Skylights were added to the soaring (10 feet tall or higher) ceilings, master suite, en suite, sitting room, laundry room, and full kitchen.

The Martin’s most favorite transformation was “hands down” the gourmet kitchen.  Once gutted, they added French doors from the dining room into the kitchen, a center island, and hutches with butcher block and off white distressed cabinets and high tech, high efficient stainless steel appliances. It is a lot of fun for them to have it as a place for cooking.

Karla and Everton have a living space they enjoy because it is both functional and comfortable for them. They took over the turret on the third floor. They converted the open attic space to an apartment that is independent of the rest of the house. In keeping with the character of the house, they were able to add inside stairs to the attic (their living space) on the side and back of the house. They converted the attic space on the top floor to a self-contained living area with its own kitchen and laundry.

The three fireplaces on the first floor have the original wood mantel and surrounds. The Martins appreciate that they were able to keep the wood ornamental detail throughout that was original on the staircases and other parts of the house.  The house has all the original hardwood floors, oak trim, stained-glass windows, and an updated gourmet kitchen.

The home has a grand wrap-around porch which overlooks a big fenced yard.  Some of their favorite areas include the wraparound porch, the vegetable garden, the turret, and the kitchen.

The property has 5,815 square feet with eight bedrooms, eight and one-half baths, and is three stories tall. Each bedroom has its own name as well as charm and character.  The Royal Suite has a window that has the view that is as close to the view in the movie of Bill Murray looking down the street.  The home features 5 guest suites with private baths:

  • Captain’s State Room
  • Garden Suite
  • Manor Suite
  • Royal Suite
  • Victorian Suite

They are able to host small and intimate events and special occasions such as:

  • weddings
  • bridal parties
  • renewal ceremonies
  • baby showers
  • business meetings
  • fundraisers
  • birthday parties
  • anniversaries
  • honeymoons
  • murder mysteries
  • variety of retreats

Their favorite part of operating the B&B, without a doubt, is the many guests that visit the Martins, including those from all over the world.  Guests come from various walks of life, a variety of hobbies, interests, and jobs that bring them here through Woodstock.  Guests enjoy plenty of relaxation when they come to visit.

The couple has been running a successful B&B operation ever since they opened. Since the Martins would like to move closer to family, Karla and Everton have decided to sell their B&B. They plan to continue to operate the B&B until it sells, so it is business as usual for them. According to Karla, “No plans on what our next adventure will be!”

Since purchasing the house, the community has shared many stories with them about the making of the movie here in town and some have provided some photos.  Being an avid and passionate quilter, Karla added a groundhog wall quilt hanging in the foyer.

Every February 2 in their town of Woodstock, Illinois, the town celebrates with their annual Groundhog Day Festival.  On that day, the movie Groundhog Day is screened at the local cinema. Guided walking tours are available that weekend.  Visitors can hear the stories provided by people who were part of the film making process.  They can see the plaque that commemorates the time Bill Murray repeatedly stepped in a puddle for this reoccurring scene in the movie.

A huge fan of this movie has the opportunity to purchase this celebrity movie house for sale. Perhaps even an experienced innkeeper will take on this new business opportunity.  The Martins feel that keeping it a bed and breakfast would be a great asset to the community. Whatever happens, this bed and breakfast will always have its fame from the movie Groundhog Day.  We thank the Martins for their generosity in responding to our questions and kindness to let us show some of their pictures.  We wish them an even brighter future.

What Innkeepers Like Most

I wanted to see if there were some common responses to the question I asked bed and breakfast innkeepers in an online Linked In group. The question was, “What do you like most about being an innkeeper?” Answers to what innkeepers like most included:

  • Welcoming guests from all over the world
  • Meeting people from all walks of life
  • Showing hospitality by making others feel at home
  • Conversations that flow naturally with guests
  • Feeding our guests well
  • Being my own boss
  • Satisfaction from making others happy
  • Having guests return again and again and forming long-term bonds with them

So what do YOU like best about being owning a bed and breakfast?  I can think of several responses, to what innkeepers like most, depending upon what activities you like to do at your B&B:

  • Greeting and speaking with guests
  • Cooking delicious breakfasts, desserts, and more
  • Hosting events such as weddings and group meetings
  • Tending to our beautiful garden
  • Renovating and restoring our home
  • Decorating the rooms
  • Designing several different packages for guests to choose from
  • Updating guests with a regular newsletter or blog
  • Using social media to promote our bed and breakfast

Everyday keep in mind what you love about being an innkeeper. Keep track of memorable moments with guests. Stay in touch with former guests and reach out to potential new guests. Join an innkeeping association for support from fellow innkeepers.  Now it is easier than ever to keep in contact with others in our connected world.

You can do Pinterest!  As promised when I started our series of blog posts on using Pinterest, I will share with you some of my Pinterest boards and how I organized them.  This is for you to get some inspiration when you pin on your boards!  It gets exciting when you grow more followers. You can see which pins get repinned the most.

 

Of course, food is a big deal for a bed and breakfast so I have more than one board for food.  Perhaps I will have enough pins to have a separate board for eggs (including omelets and frittatas).  I did have enough pins to have separate boards for crepes, French toast, pancakes, and waffles–even desserts!  Currently, I have the following boards:

In case you are wondering why sometimes I spell out Bed and Breakfast and sometimes I shorten the name of the board to say “B&B”–it is so that the name of the whole board fits on the screen.  Otherwise, if the name you give your board is too long, it will show a … after it to show that there are more letters, but not enough room.  To me, it makes sense to name my boards short enough so that everyone can read its entire title.

I also name my boards with titles that are appropriate. For example, if it is a specific area of the house, I include that in the name of the board.

There are some bed and breakfasts that specialize in an area.  They could offer weddings, be located on a farm, have a spa, and/or a restaurant.

Of course, I have not listed every board I have nor do you need to have the same boards as me.  It is really deciding what you think visitors would like best about your bed and breakfast and featuring those in pins as well as pinning other B&B’s from non-competing parts of the country or those of your innkeeper friends and fellow association members.

Be sure to use the name of your bed and breakfast (or a shortened version of it) on your boards and in your pins as often as possible. This is key so when your pins get repinned they will know it was from your bed and breakfast.

What do guests say they like about your B&B?  Start with that.  You can also offer tips such as home organization, kitchen gadgets, decorating advice, etc.  The sky is the limit. Whatever your strengths are as an innkeeper (ex: cooking, decorating, gardening, etc.) you can feature that in your pins.

While Pinterest is fun, it is important that businesses form a Pinterest strategy centered around the feedback they have received from other pinners.

 

 

Strategy:

  • Develop a strategy based on your analytics
  • Tailor your boards to the needs and interests of your followers (based on your Pinterest analytics)
  • Showcase your pins in an organized way that makes sense
  • Find out who is pinning what and why
  • Measure your impact and focus on boards performing the best
  • Create a variety of different boards that each target certain words
  • Cross-promote on other social media platforms (ex: Twitter, Facebook)
  • Include hash tags (#) in your board descriptions
  • Invite specific types of travelers into your bed and breakfast (ex: couples, business people, girlfriends, etc.)
  • Determine if you want to be pet-friendly, kid-friendly, or offer special events such as weddings or retreats
  • Look at how other B&B’s (with a large number of followers) use Pinterest

Pinterest can help virtually any business establish brand and get the word out.  What you get out of Pinterest depends on what you put in it. With the proper Pinterest strategy, guests will be able to peek into your personality, style, loves, and aspirations.  Guests will feel like they know you before they arrive!

Pinterest helps people discover things in a simple and visual way. Pinners might find something they love while browsing your boards, scrolling through a category you’re listed in or searching for your bed and breakfast directly.  It is important to verify your website to pin smarter.

 

 

Pinterest offers Business sites to help brands and businesses who wish to use Pinterest to connect with their audience. In this blog post I will tell you exactly why  you want to verify your bed and breakfast’s website for your Business Pinterest Profile. Without verifying your website, you will be missing some very important information!

First, to verify your website, visit your Settings page and click on the Verify Website button. When your website is verified, people will see a checkmark next to your domain in search results. They will also see the full website URL and checkmark on your profile.
