The Quick and Easy Way to Market Your Bed and Breakfast

Looking for the quick and easy way to market your bed and breakfast? Share information from our essential bed and breakfast content checklist.  This can be shared on your website pages, in blog posts, in social media, in emails, in videos, and more.

 

 

Essential Bed and Breakfast Content Checklist:

 

  • Activities: What can people do when they stay at your inn?  This includes activities at the inn as well as activities at places and events in your local area.
  • Amenities: What amenities do your guests have access to?  Perhaps you have something as unique as a heated pool or billiards room.  The picture shows a lovely outdoor area for guests to relax and hear music.  Be sure to list every amenity your inn offers.
  • Area: Think about why people visit your local area.  Do you provide information that includes the many reasons people decide to stay at your inn?
  • Associations/Ratings: Do you belong to any B&B associations that regularly inspect your inn for quality assurance? Let your guests know what professional associations you belong to as well as any ratings of distinction such as Select Registry or Historic Hotels of America.
  • Blog: Do you have a blog? Blogs are great places to regularly share new information such as seasonal changes, local annual events, and more.
  • Decorating: Do you have any decorating tips to share? Perhaps you could feature pictures of your decor and give ideas for how guests can make their own homes more decorative.
  • Employees: No matter the size of your staff, you can share a picture of them and some fun facts about them.  Include where they are originally from and a brief background like their favorite sports team, college alma mater, favorite breakfast food, favorite thing to do in your local area, etc.  Also let guests know what roles they have at your inn.
  • Events: This includes both activities that happen at your inn as well as local activities.  Be aware of any major local activities and conferences to specifically attract those guests.
  • Food: Food is so popular that entire television channels are devoted to it! Share recipes to your most popular items and share behind-the-scenes photos of preparing for breakfast.  Feature your farm fresh produce.
  • Fun: Highlight the fun that happens at your inn.  This could feature guests (with their permission) having fun in common rooms or anywhere on your property.
  • Gardening/Landscaping: Do you have award-winning gardens? Do you have attractive fountains and outdoor sculptures? Do you have hanging outdoor lights to shine at night? What is in bloom right now at your inn?  Focus on seasonal changes and promote Fall Foliage if that is something your area is known for.
  • Guests: Think about what types of guests you attract.  If the guests tell you the reason for their visit or activities they participated in, make a note of it.  Offer recommendations to local restaurants and shops.
  • History: Do you have a historical inn? If so, consider sharing your B&B’s unique history.  If you built your inn, share pictures of its construction and your motivation for building your own B&B.
  • Holidays: Does your inn show off unique decorations with each holiday? Valentine’s Day is just one of the many holidays that bed and breakfasts can feature in blog posts and on social media. If you have any holiday-related packages, be sure to feature them during that time.
  • Promotion: Consider promoting local events and businesses. You may want to feature a contest on your website and/or social media.  Require those who enter your contest to enter by sharing their email address.  Then you can add them to your email list.
  • Publicity: Was your inn featured in a magazine or the local news?  Be sure to have links to any publicity your inn receives listed on your website and share it in social media.
  • Renovation: Did you renovate or redecorate any areas of your inn?  Share before and after photos of any indoor or outdoor transformations.  Describe the process it took to get it from the before picture to the after picture.  There are lots of people who would be interested in learning how you remodeled that space.
  • Success: Did you receive an award for something? Perhaps your won a local recipe contest.  Maybe you received an award in your local town as an elite place to stay overnight.  Be sure to include this in your content.
  • Support: Do you support any charities or host charity events? Do you sponsor any local teams or events? Any community outreach you do can be featured in your content.  Share pictures of the events.

This list is certainly not exhaustive. There may be other areas to promote, depending upon where you are located, the types of guests you host, and the unique accommodations you provide.  The key is to regularly share new content. This makes you more visible online when people go to search for specific keywords.

Not sure what keywords you should feature? Consider using the name of your city, popular tourist destinations, popular local activities, and so on.  That way if someone types in “your city name and a popular activity” they could find your content and land on your website.

4 Secrets to Biltmore Success

What are some of the secrets to Biltmore success?  I am referring to America’s largest private residence, the two-hundred and fifty room Biltmore Estate.  After six years of construction while collaborating with architect Richard Morris Hunt and landscape architect Fredrick Law Olmstead, on Christmas Eve in 1895 George Vanderbilt officially opened Biltmore House.

 

George Vanderbilt pictured the possibilities for his family and friends on his eight thousand acres of Blue Ridge Mountain beauty.  In present day, the Estate includes:

  • delightful shops
  • four-star Inn on Biltmore Estate
  • gorgeous gardens
  • romantic restaurants
  • wonderful winery

Secret #2: Variety encourages your guests to return. Always keep things fresh.  Each Biltmore experience is different.  As the seasons and their themes change, so does their décor and displays.

For example, during our visit to the Biltmore, they had a Downton Abbey theme and featured real gowns worn on that popular British television show.  They had signs informing visitors about the material of the gown and what was happening in history during the time it was made as well as more information about the character who wore it on the television show.  A Biltmore employee revealed to us that each gown was literally made in that time period or individually hand-made to be authentic to that time.

Many inns choose to decorate during major holidays, such as Christmas.  One of the Biltmore’s biggest attractions are its Christmas displays.  In addition to the obvious holidays, how about choosing a less commonly celebrated holiday like Arbor Day?  Plant a tree in the backyard of your bed and breakfast.  Then show the growth of that tree by taking its picture each year.  Many innkeepers have their inn for more than twenty years, so this could really be a focal point in your yard.

On the topic of gardening and variety, Biltmore plants things that will bloom at different times of the year.  The acres of gardens were designed by Frederick Law Olmstead, the father of American landscape architecture. That way whenever people visit, they will see something pretty.  When we visited the Biltmore Gardens, the tulips were in full bloom.

Secret #3: Offer a closer look at your inn.  The Biltmore Estate is full of carefully researched stories of its past.  The people who lived and worked at Biltmore, the events and people they hosted, and how historical events (including war) affected them.  The Biltmore has many stories to tell.

I was impressed that was a huge painting of the architect and one of the gardener.  The audio guide noted that this was rare for a wealthy person to have portraits made of two people that worked for the family.  This is a testament to how George Vanderbilt honored his employees and valued their contributions to the overall look of his estate.

The Esmeralda Inn and Restaurant of Chimney Rock, NC also is full of history, including a Presidential visit and two fires.  If your inn is brand new, then share pictures of its construction and let your guests know the steps it took from the time you decided to build your bed and breakfast to the time that you opened your doors.

Find your bed and breakfasts’ story.  Some name their rooms after a significant person in history or after their official state symbols such as the state bird and state tree.  Then you can tell stories about the people who made important contributions in history or about how your state symbols came to be.

Secret #4: Make visitors feel welcomed and appreciated.  Biltmore employees are very attentive, polite, knowledgeable, and helpful.   They go out of their way to help you and smile while doing so.  Let that be said of you and your inn.  Extend to your guests your greatest hospitality, and they will reward you by returning and referring others to visit.

Union Gables Inn and Suites

I want to share with you my interview with the Head of Marketing, Carla Smith, about bed and breakfast Union Gables Inn and Suites of Saratoga Springs, New York.  So why do people love staying at Union Gables Inn and Suites?

We offer all the luxury amenities like an outdoor pool, free wifi, plush bathrobes in the room, as well as the personal touches and comforts that only a locally owned bed and breakfast can provide like freshly made cookies and complimentary wine each evening. What we receive the most praise from guests about after they have stayed with us is how much they enjoyed getting to know and interacting with the staff. Jane, the Innkeeper, has a personality that brightens everyone’s day and she makes each guest feel at home at Union Gables. Creating that personal connection is the greatest benefit, although the outdoor pool, private parking lot and pet-friendly rooms are also greatly appreciated by guests.

Since you have seven pet-friendly rooms, how many guests bring pets?  What pets have stayed at your inn?
As we are one of the only pet-friendly bed and breakfasts in the area, guests often come to us because it is luxury lodging that they can enjoy with their beloved canines. Guests looking for pet friendly rooms compromises approximately 30% of our bookings. Once we had a guest bring a bird for a weekend stay, but mainly the staff gets to gush over guests’ dogs and spoil them with bones!

What is your most popular room and why do you think that is the case?

Guests always ask us which room is our favorite, and it is honestly almost impossible to choose one because each room has a unique charm and various antiques. The two that are requested most by guests are the Bill Room and the Pond Cottage. The Bill Room is in the main mansion of the Inn on the second floor and is one of the largest rooms we have. Its unique feature is a private outdoor porch overlooking Union Avenue that is perfect for morning coffee or an evening glass of wine. The Pond Cottage allows people more privacy because it is a one bedroom cottage in the Japanese garden area of the grounds and has a private outdoor patio so guests can have an area to themselves surrounded by the beautiful gardens.

Are the rooms with names named after people you know?

The rooms were originally named after the individuals who resided here when the property was state-owned in the 1900’s. A few names have been changed over the years after members of the owner’s family.
 
 

Do you have regular guests that visit at least once every year?

We actually have regular guests that visit as often as once a week or once a month and that have become very close friends. We offer a discount to Skidmore [College] parents as they visit their children or attend sporting events regularly, so they comprise a significant portion of our regular guests. We also have many guests that come back each year for the Saratoga Race Track or for annual events in Saratoga like the Flurry Festival or the Food and Wine Festival.
 
From what locations have your guests visited from?
We have had guests from as far away as Australia, Sri Lanka and Thailand.
 
Your website shows your award-winning gardens you have, do you have a landscaper or gardener to help you or are you a master gardener?
The owner is the master gardener, credits for the beautiful gardens go to his vision and hard work of him and his maintenance staff.
 
The heated pool is a nice touch!  Since it is heated, what months does it get used?
Thank you! The pool opens in May and closes in September or October depending on how quickly the winter weather strikes in the Northeast. 
 
I am impressed at how well you blend antiques with modern day technology such as flat screen televisions in all the bedrooms.
Since you mentioned blending the old with new, our mission has been to tastefully merge the historic, Victorian culture of the Inn with modern technology and luxuries. We would like to preserve the history of the Inn and the antique decor while advancing into the modern century.  For example, we have purchased a GE Wattstation 240V electric vehicle charging station in order to provide an electric vehicle parking spot in our private parking lot. Guests can charge their vehicle in 4-6 hours while they enjoy a luxurious and comfortable night in Saratoga Springs.  We are now the only bed and breakfast in the state of New York with a 240V electric vehicle charging station.  Saratoga Springs is halfway between the major cities of Ottawa, Montreal, New York City and Boston so Union Gables is now part of the network supporting sustainable travel between those cities.
 

Since you are a bed and breakfast, I have to ask, what is your most popular breakfast dish?

We judge the most popular dish ordered for breakfast by how often it is ordered and how clean the plate is after the guests have finished. The chef’s Cinnamon Baguette French Toast guarantees a spotless plate returned every time. Everything we serve is cook to order and the freshness makes a difference. Bruce, the chef, drenches the baguette in the cinnamon egg mixture and browns it on the griddle, then it is baked in the oven until the center becomes a delicious custard. It is served topped with powdered sugar and the guest’s choice of blueberries, strawberries, or bananas and paired with pure Vermont maple syrup.

How many innkeepers and members of the staff are there?

There are the owners, Tom and Barbara Fox; the Innkeeper and Manager, Jane; the Chef, Bruce; and Me, the Assistant Innkeeper and Head of Marketing. We also have various cleaning and maintenance staff. Tom and Barbara have a close connection to the Union Gables Inn, as this was where they met and married. Because Saratoga Springs was the place for horse lovers to show art and Barbara is an equine artist, it brought her to the area and this is where she met Tom. The Inn has a few paintings in the main foyer that she has painted. Tom and Barbara both take pride in maintaining the beauty of Union Gables as a historic icon to Saratoga Springs, and hope that it will bring enjoyment to those that stay here.

Carla, what do you enjoy most about what you do at Union Gables?

When after a stay at Union Gables, a guest tells me that their experience at the Inn and of Saratoga could not have been more perfect. I get the most joy out of personalizing someone’s stay to make sure their individual needs and goals for their trip are met. I was born and raised in Saratoga, so the greatest pleasure is welcoming visitors to the city I am proud to call home and providing local tips and recommendations that allows them to enjoy Saratoga just as much as the locals do. 

There is so much that Union Gables Inn and Suites offers their guests.  They are located in the heart of Saratoga’s Historic district known as the ‘Magic Rectangle’, one and a half blocks from the Saratoga Race Course on Union Avenue and two blocks to the Historic Congress Park.   Check out their photo gallery and make a reservation to be the guests at another bed and breakfast!

Innkeepers Brady and Elaine Anderson-Wood love showing hospitality to their guests at Blue Mountain Bed and Breakfast in Missoula, Montana.  Missoula is said to be “the best small town under 100,000 people” in America.  With breathtaking views of the mountains and Bitterroot River as well as beautiful gardens and wildlife to watch.

 

 

They relish sharing their mountain, home, and Montana history with others from around the world.  Meeting people from every walk of life is a real treat for them.  Guests come for a variety of reasons including: visiting their kids at University of Montana, fishing, relaxing between visits to Yellowstone and Glacier Park.

Guests have visited from every state but Delaware as well as the countries of Israel, Bolivia, Jacarta, Mongolia, Honduras, Namibia, South Korea, and Romania.  One couple from France comes every year to enjoy Blue Mountain Bed and Breakfast and the surrounding area. Brady and Elaine’s biggest surprise as innkeepers has been to see how people with very different view points are able to come together, share breakfast, and take away an appreciation for each other.

Elaine, who takes professional pictures, says she has always adored taking pictures because of her deep love and connection with nature.  The animals that can be found outside their B&B include: woodpeckers, humming birds, hawks, eagles, bears, bunnies, deer, wild turkeys, elk, chipmunks, and much more.

Because of her background in history and education,  Elaine was able to take more classes (including classes specifically oriented toward the bi-centennial of Lewis and Clark) to become an official tour guide.  There are so many lovely walking trails in their area.

Blue Mountain B&B is open year round and guests can stay for just one night if that is their desire.  Some choose to have one night escapes from Missoula, Helena, Great Falls, and other places. There are fun things to do all year long in Missoula.  The benefit of their particular location is that they are close to town, yet secluded.  Blue Mountain Bed and Breakfast is on twenty acres of registered wildlife habitat next to National and State forest land.  The home was designed by their family and the room decor reflects their Swedish family heritage as well as their ranching backgrounds.

Their most loved breakfast dishes include their asparagus gratins, macadamia-crusted French toast, and Aebelskivers (a Dutch stove top doughnut).  Brady and Elaine would love to have fellow innkeepers as guests so they can enjoy the beauty of nature, do fun area activities and/or just relax, and taste their awesome breakfasts as well as share fellow inn-keeping experiences!

Do you live in a Downton Abbey? Even if your bed and breakfast is historical, it may not have all the drama that comes with the television show called Downton Abbey.  One of the most talked about shows on television is the highest rated drama that PBS has ever had.

The show was set in Highclere Castle, where people may have lived as long as 1300 years ago. The structural work on the interior of the Castle was finally completed in 1878. Once built, the Castle became a center of political life during the late Victorian era.

In many ways Highclere Castle epitomized the confidence and glamour of the Edwardian period in the first few years of the twentieth century. Visitor books record the house parties full of politicians, technological innovators, Egyptologists, aviators and soldiers.

During the First World War, Almina, the 5th Countess of Carnarvon, transformed the Castle into a hospital, and patients began to arrive from Flanders in September 1914. She became an adept nurse and a skilled healer and hundreds of letters from patients and their families bear testament to her untiring work and spirit of generosity.

The Castle returned to a private home and in 1922 the 5th Earl of Carnarvon and Howard Carter discovered the tomb of Tutankhamun, the first global world media event.

Following the death of the 5th Earl, his son, who then became the 6th Earl, returned to Highclere where he lived until 1986. During the Second World War, the Castle briefly became a home for evacuee children from north London.

The current (8th) Earl and Countess of Carnarvon live partly in the Castle and partly nearby but remain closely involved in the Castle’s day to day life and future.  If you live in a historical bed and breakfast, your guests would love to hear about its history–including the drama! If You Own a Historic Bed and Breakfast

If you own a historic bed and breakfast, do you emphasize its history to your guests?  Many Bed and Breakfasts are listed on the National Register of Historic Places. Up to 90% of Bed and Breakfasts occupy historic buildings that have been lovingly restored.  Some of them have received rewards from a Preservation Society.  

You can give tours of your historic home and talk about the people who formerly lived there.  If you know their names, talk about them.  Feel free to share any stories you know to be true. If they are rumors, then let your guests know that the information can not be confirmed.  Your guests will feel as though you are giving them a window into the life of those who once lived in your home.

If you have antique pictures of family members, hang them on your walls. Bed and breakfast owners, you can display precious momentos from your historic home.  If they are valuable and/or fragile, consider putting them in a locked glass display case for your guests to view.

You could even put together a scrapbook of old photos of your bed and breakfast and the people who formerly lived in your home.  If you put that scrapbook in a common area of the house, guests will be able to enjoy looking at the pages to get a sense of the history of the place they are staying in.

Guests love staying in places that have a fascinating history. Perhaps someone famous owned (or stayed at) your historic bed and breakfast.  You can mention that on your website and you can refer to that in a blog post.  Highlight the things that make your bed and breakfast unique and you will attract more visitors!
